The North City Environmental Assessment Conference yesterday reviewed the development of the 43-storey “Nanshan World Trade Center No. 3 Case”, and last year determined that the glass curtain may be seriously glare, and even affect the New Year’s Eve fireworks of the 101 building and get stuck, the developer yesterday promised to use low-reflectivity curtain glass on the exterior wall to avoid glare, and also promised to increase solar power generation.

In March 2020, Nanshan Life Insurance won the bid for the superficial rights of the third World Trade Center for 31.276 billion yuan, and plans to set up a building at No. 27 and 27-1 of the fourth section of Xinyi District, Xinyi District, with a base area of 16,054 square meters and a total of 43 floors, which is planned to be used for commercial and office purposes. During the city’s EIA review last year, because the building’s geographical location was between the east side of the city hall and 101, the crystal architectural design felt like putting an axe to cut down 101; Some committee members are worried that the glass curtain may be seriously glare on the surrounding area, like a big mirror, affecting the 101 New Year’s Eve fireworks, because the committee members have a lot of opinions, so that the environmental impact assessment of the World Trade Center Hall 3 case is stuck, until the review stage of the metropolitan review stage, the size, appearance, and compatibility of the surrounding buildings have passed, and then according to the committee members’ proposal to amend the follow-up environmental impact assessment.

The developer pointed out that the building was changed to a cylindrical shape, and low-reflectivity curtain glass was used as the exterior wall material, and the visible light reflectance was controlled at 13% to avoid glare.

In addition, after discussing the green coverage rate, garbage derivation, flyover circulation, construction monitoring, bird strike prevention, net zero emissions, etc., the EIA conference finally believed that the relevant development opinions and answers, the Nanshan World Trade Center No. 3 case did not violate the EIA Law in terms of the degree and scope of the impact on life, nature, social environment, economy, culture, ecology, etc., and the environmental impact statement was sufficient to provide the information required for review and judgment, and the review passed.

For the part of self-installed solar power generation, the developer has also promised to increase the total contracted capacity by 10% in appropriate places, which should have been set at appropriate sites for more than 5%. The developer said that it will consider improving the installation of solar panels in the shopping mall building, adding space to the pedestrian circulation part, and designing it on the flyover to meet the requirements of the committee members as much as possible, and will discuss it with the design unit.
