According to an investigation by An Xinjian, Taipei City includes five unfinished buildings, including “Panasonic State Guest” in Zhongshan District, “Kyoto Daguan” in Wanhua District, “Shangpin Yan” in Da’an District, “Zhiheyuan” in Zhongzheng District and “Zang Shoufu Area A” in Beitou District, with a total market value of more than 10 billion yuan.
Zhang Fengrong, general manager of Anxin Construction Economics, said that although in recent years, there are still developers who have unfinished buildings due to financial problems, but Taipei’s land development has gradually become saturated, plain land is scarce, and the integration of property rights for the reconstruction of old buildings is time-consuming, so as long as there are unfinished buildings released, the location and location are not bad, the location is too remote, the sales are safe, and the assessment has a certain reasonable profit, property rights integration is expected, it will often become the subject of competition for the industry.
Among them, Wanhua Kyoto Grand View was taken over by Dingli Asset Management and renamed “ONE@ Taipei” in 2018, which has been sold out and the average transaction price is above 6; Zhongshan District Panasonic State Guest due to the bankruptcy of the original builder collapsed, and later by Zhongdeng Construction to take over the construction, renamed Panasonic State Guest, and re-sold this year, although the above two unfinished buildings have a tortuous process, but also have good results.
As for the three unfinished building cases, including “Shangpin Yan” in Da’an District, “Zhiheyuan” in Zhongzheng District and “Zang Shoufu Area A” in Beitou District, they all went through the legal auction procedure; Among them, “Shangpin Yan” and “Zhihe Garden” have been successfully auctioned, respectively under the bid of Zhang Gaoxiang, chairman of Fengtai Assets and Maode Institution, most of the households in “Zang Shou Fu Area A” have been auctioned, and the “Zhi He Garden” in the second section of Renai Road has the largest caseload, and it is estimated that the case volume is expected to reach more than 9 billion yuan after the future reconstruction.
Recently, due to the lack of construction materials and the impact of the civil construction financing loan restriction order, the outside world has warned that the reconstruction of the elderly in Taipei City may break out in an unfinished tide. Zhang Fengrong said that if landlords want to avoid the storm of unfinished buildings, they should screen reputable builders with good performance, or smoothly promote the reconstruction of dangerous old people through the “full case management” one-stop service of CCEC.
