“Parking space” is registered in accordance with laws and regulations
There are three different types of parking space registration, such as statutory parking spaces, additional parking spaces, and incentive parking spaces.
● Legal parking spaces
According to Article 59 of the Technical Building Rules issued by the Ministry of the Interior, the number of parking spaces is determined according to the floor area of the main building of your building. If the certificate of ownership is registered as a public facility, if it is registered as a “Grand Duke”, it means that the property rights and use rights of the parking space are “shared by all residents”, depending on whether it is to draw lots or take turns, and the residents will jointly negotiate how to use it; If it is a registered “small male”, the specific household has the right to use it. Therefore, the legal parking space belongs to the parking space with property rights but no independent title, and it must be sold together when the house is sold in the future.
Note: It can be transferred to other households in the same district building separately, and if the building license was obtained before September 18, 1991, some construction projects will register the legal parking space as the main building, which can be transferred to anyone, and there is no restriction on selling it to residents in the same community.
●Additional parking spaces
This type of parking space belongs to the remaining floor area of the building, which is not within the scope of Article 58 of the Regulations on the Administration of Condominium Buildings, and can be registered by means of public facilities or independent titles.
● Bonus parking spaces
Originally, in Article 59-2 of the Building Technical Regulations, in order to encourage builders to increase parking space for business use, the government would give additional floor area as an incentive, which is the so-called “incentive parking space”. This kind of parking space can be registered with the certificate of ownership of the building, apply for the registration of the main building with an independent house number or address, and can be bought and sold separately, and there is no restriction that the statutory parking space is limited to people in the same community.
However, in the past, incentive parking spaces were prone to disputes, mainly because some builders did not open the parking spaces to the public after exchanging the volume, and the Ministry of the Interior did not exclude the owners from the public, so the people spent money to buy parking spaces but not their own, and even the people wanted to park the parking space, but were also turned away.

Parking spaces are set up differently
Plane parking spaces, ramp mechanical parking spaces, lifting parking spaces, lifting mechanical parking spaces, mechanical circulation… Five types of parking space usage.
● Flat parking space/ramp flat parking space
For some sky-penetrating projects, parking spaces will be planned on the ground on the first floor, or parking grids will be drawn, which may be indoor or outdoor. Some buildings have planned basement parking space, which belongs to the ramp plane parking space, which means that you need to drive through the ramp into the underground parking lot and park in the plane parking space.
● Ramp mechanical parking space

This type of parking space is changed from the ramp plane parking space, mainly to increase the number of parking spaces, because the use of mechanical type not only reduces the floor space, but also reduces the construction cost of the parking lot, and also increases the number of vehicles accommodated.
● Lift-level parking spaces
After driving on the lifting platform, people and vehicles will rise (lower) to the parking lot together, and then drive to the parking grid on the concrete floor to park. In order to increase the number of parking spaces, some small residential areas or high-end buildings will use simple lifts to enter the basement to save space on the ramps.
●Lifting machinery parking space
After driving on the lifting platform, the people and vehicles rise (descend) to the parking lot together, and then drive into the mechanical parking platform to park. This type of parking space is usually two floors above and below (some to three floors), and it is also a design method that is not enough for the building base but wants to increase the number of parking spaces.
●Mechanical circulating parking space (warehouse parking space/parking tower)

This type of parking space is usually found in public parking lots, but there are also small communities or elevator buildings with a parking tower next to the community building.
